The following amenities come standard with an American Dream Home in Fobes Hill. Additional upgrades are available upon request.
Appliances
All appliances stainless steel. They include a 36” gas cooktop with down
draft, 30" built-in oven/microwave and a built-in dishwasher.
Cabinets
“Shalimar” raised panel or “Shaker”-style cabinets with
concealed hinges, wood grain interiors. Upper cabinets in the Kitchen are 42" tall
with crown molding at the top. The Kitchen and Master Bath base cabinets are
36" tall, while the secondary Bath cabinets are 33" tall. Laundry room
features both upper and lower cabinets (varies per plan).
Counters
Kitchen counters are granite slabs with granite tile self edge. Backsplash
is tiles with accents, extending to the upper cabinets above. Powder room counters
are 12” x 12” granite tile with granite tile self edge and 4” high
granite tile backsplash. All bath counters are ceramic tile, with ceramic tile
self edges and backsplash. Desk cabinet tops, if applicable, are hardwood veneer
to match cabinet, with wood front edge and wall trim.
Electrical
and Lighting
The main electrical panel is a surface mounted, 200 amp service and switches
are 'Decora' rocker style. All switches and outlets are white.
Exterior
Concrete Surfaces
Driveways, walks, porches and patios are exposed aggregate concrete. Front
walk step risers include a recessed 'toe shadow' feature. Rear Patios at two-story
homes will be approximately 200 square feet. Because of site conditions some
lots will have rear cedar decks or front Entry cedar decks in lieu of poured
concrete.
Exterior
Doors/Garage Door(s)
Front Entry doors vary per plan but generally are fiberglass “double” doors
with decorative glass.
Fireplace
The gas fireplaces include a wall switch for your convenience with a wood mantel,
and tile surround and hearth.
Flooring
Hardwood flooring will extend through the Entry, Kitchen, Nook and Powder.
Ceramic tile at the Master Bath included, except at closets. The balance of
the home will have carpet over re-bond pad.
Gypsum Wallboard
Interior walls and ceilings are finished with light texture over a vapor barrier
sealant coat. All walls and ceilings in Garages are covered and taped with one
coat of taping compound, with no texture or sealant as per code.
Heating/Ventilation
Each home includes an efficient, 80% gas furnace that is sized specifically for
each design, with an upgraded 'media' filter and 'summer' fan. Also included
is a 50 gal propane hot water tank. The heating system is controlled with a programmable
thermostat. Each Bathroom and Utility Room also includes a ventilation fan.
Insulation
Exterior walls include R-21 insulation, while floors over unconditioned spaces
include R-30 insulation and ceilings under unconditioned spaces include R-38,
except some vaulted areas are R-30 where room is restricted. Selected walls at
Baths and Utility rooms are insulated to help restrict noise transmission.
Interior
Trim and Doors
Doors are painted four or two raised panel composite doors, depending on interior
millwork package. Baseboards at the main floor and stair landings are 5¼",
while the balance of the home is 3¼". With minor exceptions, all
main floor windows and stairwells are fully lined and cased with painted 3¼" casing.
All bedroom windows have painted MDF sills. Main floor stairs have combined sections
of open railing and a rail wall with a painted MDF cap. Stained handrail with
painted balusters and newel posts. Upper floors are half walls with painted wood
caps (varies per plan).
Landscaping
Professionally designed, complete front yard landscaping is included with a combination
of sod, bark, shrubs, trees and irrigation. Front yard is cultivated with topsoil.
Landscape designs are determined by Newhall Jones and Stackman LLC and/or its
landscape subcontractor to ensure continuity throughout the community.
Low Voltage/Structural
Wiring
All homes include an 'OnQ' Structured Wiring System™ to insure high speed,
high quality transmissions. Included in the recessed panel enclosure are: a 12-port
telecom module, an 8-port passive video module and a 120-volt electrical outlet.
Also included, is a conduit from the panel to the attic and crawl space above
and below the home. Cable TV (CATV) and cable modem (CM) wiring are 'Quad-shield'
RG-6 and voice/data lines are Category 5e, 4 pair wires. CATV & voice lines
are run to the Kitchen, Family, Den, all secondary Bedrooms, Bonus room (if applicable)
and Master bedroom.
Painting
Exterior colors are selected from community color schemes. Interior walls are
painted with a flat or satin latex paint, depending upon the location. All
millwork and doors are painted with a different complimentary color than the
walls and ceilings.
Plumbing
A 50-gallon, 'quick recovery' gas water heater is included for your convenience,
as well as 2 exterior hose faucets. Interior fixtures include a stainless
steel Kitchen sink with food disposer and faucet with a pullout hose spray,
as well as icemaker plumbing supply for the refrigerator. All fixtures, including
china lavatories, water closets, fiberglass soaking tubs and tub/shower combinations
or shower pans feature white finishes with oil rubbed bronze or pearl nickel
lever handled faucets. Laundry room (or garage some plans) has a deep wash
tub with chrome faucet.
Roofing
30-year architectural, composition shingles with continuous gutters and downspouts
connected to underground, public storm system.
Shelving
Shelving throughout is vinyl-coated steel with 'free-slide' rod for clothes
hangers.
Siding/Stone
Veneer
The siding type varies per home and elevation. Typically, James
G. Hardie, fiber cement, 'lap' siding is used on the sides and
rear of homes. The fronts may include elements of this same siding
in addition to ‘Natural’ Cedar
shingles, board and batten, large panels, etc. per each individual design.
All exterior walls are covered with a building wrap paper that has a 60-minute
permeability rating, prior to siding. Window and corner trims are typically
applied prior to siding and the siding is butt into this trim with caulking
for a better seal against the weather. Faux stone veneers are located as noted
on specific designs.
Windows
Energy efficient, LowE, vinyl windows and sliding glass doors throughout. Windows
include screens.
